Inspection Scope and Limitations
Please read this before booking. It explains what our inspection is, and what it is not.
Draft for legal review. Text in [square brackets] must be completed before this page is relied on. Last updated: [Effective date].
In this document, "SNAGBROTHER", "we", "us" and "our" refer to SNAGBROTHER [Proprietorship / LLP / Pvt Ltd: confirm], registered name [Registered legal name: confirm], with its office at 10/3-1, 1st Floor, Ashwa Arcade, Banaswadi Main Road, Bangalore 560033, Karnataka, India. Email: sales@snagbrother.com.
1. Nature of the inspection
- Our inspections are visual and non-destructive, carried out within the scope agreed in your quotation.
- We record the condition that is visible and reasonably accessible on the day of inspection, using standard checklists, hand-held instruments and photographs.
- The exact inclusions for your package (Basic, Advanced or Premium) are written into your quotation. If anything here differs from your quotation, the quotation applies.
2. What we do not do
- We do not open live electrical panels or distribution boards, and we do not dismantle electrical fittings.
- We do not carry out destructive tests or specialist structural tests (for example core cutting, load tests, concrete strength tests or rebar scanning).
- We do not break, drill into or remove tiles, plaster, ceilings, panelling, fixtures or furniture.
- Thermal imaging is not currently offered.
- We do not test appliances, lifts, fire systems, generators, STPs or other common-area or society equipment unless your quotation says so.
3. Moisture readings
Moisture readings are indicative. They depend on the material, the instrument and the method used, as well as on recent weather and use of the property. A reading highlights an area that needs attention; it does not by itself establish the cause of dampness.
4. Inaccessible areas
Inaccessible areas are excluded. This includes areas that are locked, concealed, covered by furniture or stored goods, unsafe to access, or above a safe working height without suitable access. Concealed services (pipes and wiring inside walls and floors) are assessed only through visible indicators and tests at outlets.
5. Utilities and conditions on the day
Some checks need electricity and water to be available. If they are not available, those checks cannot be completed and will be marked as not tested. Results reflect conditions on the inspection date only.
6. Not a certification or warranty
The report is not a structural certification, warranty, guarantee or insurance of the property, and it is not a legal or title opinion. It does not guarantee that defects will not appear later, or that the builder will rectify them. Area measurement (Premium package) is indicative and is not a legal survey.
7. Reinspection
The Advanced and Premium packages include one scheduled reinspection to verify the builder's rectification of items in the original report. New issues found during a reinspection are recorded but may need a separate quotation if they fall outside the original scope.
8. Your responsibilities
- Arrange access to the property, keys and the builder's permission where required.
- Share accurate details of the property, including area and possession status.
- Make decisions about purchase, possession and repairs using your own judgement and, where needed, other professional advice.
9. Questions
If you are unsure whether something is covered, ask us before booking. See also our Terms and Conditions and Cancellation and Refund Policy.
